Classes are taught by experienced professionals in the rental housing industry, providing helpful knowledge for industry veterans as well as new property owners.  In addition, this class prepares staff members of management companies for the challenges and opportunities they will face in the field.  This is a great opportunity for those who need to learn how to be successful in the new economic marketplace – where resident screening, upselling, retention and customer service are the key techniques in property management.

This series of classes is great preparation for the National Apartment Association’s, Certified Apartment Manager (CAM) program offered by the Apartment Association, California Southern Cities.

1/9/19: Managing People & Properties

Residential management is a “people business;” it is also a problem-solving business. Managing People & Properties course objectives include a survey of management responsibilities, management styles, and the implementation of a management training system. Moreover, goal setting, decision making skills, as well as an overview on establishing management policies and duties are key to the program.

1/16/19: Legal Procedures & Forms

Upon completion of the Legal Forms and Procedures seminar, students will learn how to process applicant’s rental applications, including background screening and establishing month-to-month and lease contracts. This course explains the proper use of standard rental forms, such as a notice of rent increase, policy changes, as well as termination procedures. The seminar also includes a discussion on California Fair Housing requirements, state habitability standards, and suggestions to property owners on establishing their rental policy.

1/23/19: Protecting Residents & Properties

The Protecting Residents & Properties seminar teaches students what to consider in regards to property safety, liabilities, and safety guidelines. Students will learn to identify security issues in their communities, lighting, gates, cameras, and the application of Crime Prevention Through Environmental Design (CPTED) techniques. Moreover students will become familiar with signs of gang activity in their community, identify drugs and drug problems, and how to distinguish between police matters and landlord/tenant activity.

1/30/19: Maintenance Management

Upon completion of the Maintenance Management seminar, students will be able to state how maintenance affects occupancy, schedule and log building and unit maintenance, list the resident manager’s responsibilities for overseeing maintenance personnel, set up maintenance budget categories, and identify liabilities associated with entering residential rentals without notice. Students also learn how to identify life expectancy from common replacement items, recognize habitability issues that may jeopardize rental income.
