Q: I am the on-site manager for a 50-unit complex in Southern California. Recently, I had a single man enter the manager’s office and request an application to rent a unit. I have to admit that I had several vacancies, but the prospective tenant looked as if he had not bathed in a week.

Also, he rode a bike to the complex that had plastic bags on the handlebars stuffed with clothing and other odds-and-ends. Nevertheless, I don’t think he owns a vehicle.

Needless to say, the other residents would run me out of the complex if I let him in. I told him that we had no interest in renting to his kind. Was I correct in refusing to give him an application?

Q: I just had a very odd visitor. I have a single vacancy in one of my buildings, been running an ad for a couple of weeks, have a listing on West Side Rentals and Craig’s List, you know, the normal drill. Q: What happens when a tenant’s rent check gets lost in the mail? Common sense tells me that the tenant has to replace it, right? I can’t be held responsible for lost mail can I?

Q: Seems like I’m always clearing out a clogged drain, or fixing some other minor problem generally caused by my tenant. Trouble is, I don’t live near the units, and calling a plumber out for such routine repairs is way too expensive. Is there a way to pass this responsibility on to the resident?

Q: My wife and I have a single-family house that we’ve rented out for several years. The house is quite a ways away so we don’t get over to visit it very often. I generally leave it up to my tenant to let me know if something needs to be repaired. Well, last weekend I decided to drop by just to see how things were. Long story short, my beautiful lush green lawn is no longer beautiful, lush or green. In fact it was hard to see it at all with all the cars parked on it! I knocked on the door and was met by someone I had never seen before, and as the door was opened I saw that my nice living room had been converted into a bedroom, with mattresses strewn all over the floor. I was also met with an odor that reminded me of my high school gym socks. When I asked for my tenant by name, this person seemed confused, but then quickly babbled some story about him being out of town, on business, or something like that. The rent has always been paid on time, but I didn’t like what I saw. What do I do?
